MAY, 2017  Construction recently wrapped up on Tampa Lakes Health & Rehabilitation Center. Located on an 18 acre site in the rural Tampa suburb of Lutz, this 179 bed skilled nursing facility totals 96,000 SF and includes a combination of memory care and long term and short term living.

In response to a customer base that wanted to experience more of a homelike environment during their stay, company officials had the property built in a neighborhood style layout. Each “neighborhood” at Tampa Lakes has been designed to have its own dining and activities areas, spa room, tranquility/therapy room, outdoor areas and mobility garden. Additional amenities include a cafe, a private dining/conference room, a beauty/barber salon, and a putting green.

NEI overcame many challenges during the 13 months of construction of Tampa Lakes. NEI was brought in on the project just two weeks before the scheduled start to replace another General Contractor and was able to hit the ground running. After being told the project was more than $700,000 over budget, NEI was able to work with subcontractors and the design team to save the client $790,000 through value engineering. There were also some field challenges ranging from heavy rainfall to the fact that the project was one of the most complex single story structures NEI had seen.

The most rewarding part of working with owner Omega Healthcare Investors, Inc. on the demanding project was being able to deliver the much needed $17.3 Million facility to the community. Tampa Lakes will be filling a need in the area after a local healthcare facility shuttered in 2013.
